Although my experience is based within the Australian property market, the higher level concepts can very easily be applied globally. Half of the complexity of investing in real estate lives within the approaches and tactics, not just region specific nuances (although we provide Australian specific examples of these nuances)

It is true at a macro level that Australian property prices are falling at the fastest rate since 2008 but lucky for you, you’re not investing in every single property in Australia. These averages mean very little to you when you are considering buying a specific house, in a specific street, in a specific suburb and in a specific city. You need to look at the statistics relevant to you and where you are looking to invest. 

At the end of the day - irrespective of the current economic climate - we should be investing for the long-term and for our financial freedom goals.

If it was me, I would want to understand my borrowing capacity and my overall strategy and if those two things are aligned then would look to go and find a great deal in the market right now.
